Is home insurance required by law? Do you need to get home owner insurance? The answer all depends on your situation.

Car insurance –or some sort of proof of financial responsibility — is pretty much required by state law, no matter where you live. However, home insurance is different in that it is not required by law. Your bank or mortgage lender though, will require that you have home owner insurance coverage or they won’t finance your home. This is so they can protect their interests; if you’re home is damaged or burns down and you default on your loan, they can still recoup their investment.

What’s more, if you live in a flood-prone region your bank or mortgage company will probably require flood insurance which is sold as a separate policy.

So if you own your home free and clear, you probably won’t be required to purchase home insurance. However you are still liable for lawsuits on your property, and all costs of repairs from damage to keep your home habitable. Unless you have enough assets to protect yourself from these financial risks, home owner insurance is your best bet.

Your standard policy will provide coverage for your dwelling (the home), contents (personal belongings), liability and living expenses while your home is being repaired. You can also get extra coverages for such items as jewelry and computer equipment. You can also purchase an umbrella policy which provides much higher coverages especially for liability.

If you want to save money on home insurance, the best thing to do is shop around for comparison quotes. You may also save by taking advantage of discounts such as insuring your car and home with the same company. When you shop for quotes, provide the same desired coverages to each company to get an accurate comparison. For convenience, visit an online site that allows you to enter your information once and get several quotes back.

When shopping for home insurance quotes, there is a lot more to consider than how much your coverage will cost. It is important to buy the right type of policy from a solid home insurance company. Make sure you choose the proper level of protection that includes special provisions for valuables such as jewelry, computers and other valuables. Also, depending on where your home is located, you may need to include coverage for floods or earthquakes.

As soon as you start shopping for home insurance quotes for your home in South Carolina, it is important to research your policy and understand what you are getting with that policy. Homeowners insurance is designed to protect South Carolina home owners against certain hazards. Normally there is a deductible that will need to be met when you file a home insurance claim unless otherwise noted. Homeowner’s insurance policies are determined by the potential dangers to your home and it is important to understand what is covered in your home insurance policy.

How Much Home Insurance do you Need?

Many home insurance companies use a cost estimator to figure home insurance quotes. This will ensure that your home is insured for the right amount. Home insurance companies do not insure dirt, so if you purchase a home on a large lot, do not be discouraged when your home insurance policy is a lot less than what you paid for the home. You are buying coverage for the home and not the land.

Home Insurance Rates

Your home insurance deductible is the amount you pay for covered damage before your insurance begins coverage. You can choose a higher deductible in order to lower your home insurance rates and premiums as long as you are comfortable with the added risk. Ask your home insurance company to give you home insurance quotes for a range of deductibles to see how much you could save on your premiums.

Determine Your Insurability

Your home insurance company will need extensive information form you to provide you home insurance quotes and be able to give you the best home insurance rates for your policy. To determine insurability, your home insurance company could ask:

When was your home built?
How old is the plumbing and electrical?
What type of roof is on your home?
What is the square footage of your home?
How many claims have you filed over the last 5 years?
Where is the home located?

If your home is located in a rural area without a nearby fire department or no near fire hydrant then the home insurance company may refuse to insure it. If this happens to you, contact a specialty or surplus-line company, but remember that this home insurance quote will take longer to obtain.

How to Lower your Home Insurance Rates

The more secure your home is the lower your home insurance rates can be. It is recommended to install security alarms and deadbolt locks on all exterior doors and secure locks on all windows. Once you have a security alarm installed, be sure to sign-up for a home monitoring service that will constantly monitor your home and send the needed help in the event of an emergency. Having a monitoring service can dramatically lower your home insurance rates.

Another great way to lower your home insurance rates is inquire about insuring other policies with your home insurance company. For example, if you insure your vehicles, motorcycle, boat, health insurance, etc., you could qualify for a discount for having multiple policies with the same insurance company.

Home Insurance Coverage

Home insurance companies and lending institutions normally require mortgage customers to purchase homeowners insurance. Do not depend on the coverage levels required by your mortgage lender. Those mandated levels are designed to protect the home itself, but not always your possessions. That’s why it is important to check with your home insurance company when shopping for home insurance quotes and rates to ensure that you have adequate coverage.

How to Save Money

There are easy ways to save money on your home insurance rates.

Shop around – searching of for home insurance quotes online is a great way to compare policies. Some websites enable you to fill out one form and you can receive multiple homeowners insurance quotes from submitting one form.
Raise your deductibles – the higher your deductible normally means the lower your monthly premiums will be.
Keep your credit report clean – many home owner’s insurance companies will base your insurance quote on your credit report rating. Higher credit scores could net lower home owner premiums.
Stay with the same insurance company – some home insurance companies will offer their customers special discounts for being a long-term policy holder.
Use one company for all of your insurance needs – you can receive deep discounts for using the same insurance company for multiple insurance policies. For example, if you use the same company for home and auto insurance you could qualify for a discount.
Don’t smoke – non-smokers could obtain lower home insurance rates because a percentage of house fires are caused from cigarettes.
Install a home security system – having a home security system could qualify you for a discount on your home owner’s insurance policy. Homes with security systems are less likely to become burglarized.
Ask for discounts – be sure to ask your insurance agent if there are any discounts you could qualify for.
Review your policy annually – your home insurance needs could change over time and it is important to review your policy regularly. Sometimes you may not need as much coverage and that could cause your premiums to go down.

Shop Around

Get home insurance quotes from several home insurance companies when shopping for home owners insurance. Remember, the lowest home insurance rate or quote does not always equal the best deal. Be sure to compare the coverage each home owners insurance policy offers, also, be sure to investigate that the home insurance company you are interested in has a good reputation in the industry.

Every home insurance quote could be different from each home insurance company, even from the same company. That’s why it is important for you to get several home insurance quotes before you make a decision. It is a good idea to go with a home insurance company that allows you to have the same home insurance rate forever, so you do not have to worry about your home insurance rates increasing.

An easy way to get several home insurance quotes fast is to jump online and browse different home insurance company websites. These home insurance companies have user friendly websites and include free quote systems that normally take about five to ten minutes to complete and often times you can compare several companies’ home insurance quotes.

In addition to obtaining several home insurance quotes quickly, you can educate yourself regarding the many different types of homeowners insurance policies out there and how much the home insurance rates should cost.

Utah Home Insurance is a necessity, something every property should have. If you have a mortgage, your lender will require coverage — and if your home is mortgage-free than you should have coverage anyway.

But not all insurance coverage is alike. Policies and protections differ, and so do costs. In essence, you want the most protection for the least number of dollars.

Utah Home Insurance generally comes in standardized packages. For instance, the most basic form, HO-1, offers protections against such perils as fire, theft, and certain types of liability.

HO-2 is more comprehensive and includes protection against damage from broken pipes, the weight of ice and snow, and broken hot water heaters.

HO-3 gives more protection still: It generally includes just about everything and excludes only earth-shaking events such as earthquakes, floods, nuclear accidents, and wars.

To determine which policy is best for you, and to find out about other policies, make a list of valued possessions and the types of coverage you’d generally like to have — and then sit down with an insurance broker to review what’s included (and excluded) from each policy form and the other forms of coverage which may be available. You may find all the coverage you want in a general form, or you may determine that you need special coverage at extra cost.

Real estate brokers, attorneys, fee-only financial planners, and CPAs can recommend local Utah Home Insurance brokers. Once you have some names what questions should you ask? Here are a few to get you started:

Why should I buy Utah Home Insurance?

Home Owners: To protect both your house and personal property. Tenants of Rental Properties: To protect your personal property. All Parties: For protection against liability for accidents that injure other people or damage their property.

Are deductible required, and if so, what are they?

Yes, most homeowners forms contain deductible provisions applicable to losses occurring under Section I (dwelling, appurtenant structure, unscheduled personal property, and additional living expenses). The type and amount of deductible varies by company. Deductible provisions do not apply to Section II losses (personal liability – bodily injury and property damage – and medical payments to others). Some companies offer an optional deductible applicable only to wind or hail losses. Most offer higher deductible options such as $500 or $1,000 at a reduced premium.

What property and perils are excluded from most homeowner policies?

Most homeowner policies provide coverage that does not apply to animals, birds, fish, automobiles and business property; for loss or damage caused by flood, surface water, water which backs up through sewers or drains, earth movement, nuclear damage, war, etc. Section II coverages (personal liability and medical payments) do not apply to the operation, ownership, use, etc., of any aircraft, automobile, recreational motor vehicle, water craft powered by more than 50 horsepower motor; bodily injury or physical damage caused by an intentional act of the insured. It must be noted that these are a mere sample of property and perils not covered. A complete review of your policy is the only way to determine what property is covered and what perils are insured against. Also, there are specific limits of coverage on property insured under the homeowner’s policy such as money, securities, water craft, theft of jewelry, silverware, and/or guns.

When can an insurance company cancel my Utah Home Insurance during the policy term?

Generally, your policy can be cancelled for these reasons: Non-payment of premium; Material misrepresentation/Fraud; Conviction of a crime arising out of acts increasing the hazard insured against. (For example, conviction for illegal storage of fireworks); Discovery of willful or reckless acts or omissions by the insured increasing the hazard insured against. (For example, not getting a gas leak fixed); Physical changes in the property insured which result in the property becoming uninsurable. (For example, should the home become vacant for more than 60 consecutive days, a greater exposure to vandalism and damage is assumed to exist); and A determination by the Commissioner of Insurance that continuation of the policy would place the insurance company in violation of the law.

Select your next house wisely. Your rates for various types of insurance protection is impacted by the zip code you live in.

The part of the country you live in, the municipality, even the zip code may be impactful. It may help or hurt you when it comes to the rates you pay for different types of insurance policies. Factors such as population density, theft statistics and the amount of snowfall may very well affect the number of claims your insurance provider expects to pay. Because of that these factors can make a huge difference in the amount you pay for your insurance policies.

The types of coverage most affected by your where you reside include:

Car insurance

Home insurance

Renters insurance

Health Care insurance

Auto Insurance

As a general rule there are more car and truck accidents in towns where there are more vehicles and people per square mile. More car, means more vehicles, to hit you and more autos and trucks, that can crash into you. What this means is the car insurance carrier has to write more checks for claims and the rest of us pay more for our plans. The crime rate, including the rate of vandalism and car and truck thefts per capita also has an impact. Severe weather, means more vehicle accidents and higher insurance rates also.

Real estate insurance

House coverage is also affected by the weather. People who live in areas that are in hurricane zones are really hurt by this. Other weather events have an impact on insurance prices as well. Snow, wind and high temperatures cause more claims and also higher costs for coverage.

The cost of construction in a given town is yet another factor that makes prices for insurance go upward or downward. If building materials have higher prices or the cost of labor is higher in your area when compared to the one next door, your rates may be much higher.

Apartment insurance

The crime rate may very well make a significant difference in what we pay to cover our rented homes. Theft is one of the major things that an apartment renters insurance policy protects us against and therefore if there are more break-ins in your town your apartment renters insurance company may pass those higher prices on to you and other policy holders.

Medical insurance

The location of your residence has less to do with the frequency of hospital or doctor visits than it has to do with the cost of that treatment. The cost to set a leg in a small hamlet in Oregon will be much lower than the cost to set the same broken bone in Los Angeles, California. When physicians and hospitals cost more, insurance carriers charge more and we pay more to the carriers. We can expect that insurers will charge those who live in the pricier city a much higher rate because of this.

What to Do?

Of course no one expects you to move solely based on the size of your insurance premiums. However, when you’re looking for a new place to residence, you should take this into account along with the other issues you and your spouse would generally consider about when selecting your next house.

Tell your story to an agent who works with people in an town that you are considering moving to and ask him or her to estimate costs for different insurance plans. The insurance lines ones that are most affected by geography are vehicle, homeowners, renters and medical insurance.

Usually, a costlier house will be associated with lower monthly expenditures for insurance coverage. This may mean that you can afford the overall costs of a live in a better neighborhood.

For anyone who owns a home or is in the market to buy one, homeowners insurance is a necessity. Monthly premium payments are a small price to pay in order to protect the largest investment that most of us are ever likely to make. You have to have good coverage but that does not mean that you have to pay too much for it. This article is going to give you six quick tips to get cheap home insurance rates and make sure you save money on homeowners insurance.

1. Install a security system:

If your home has a security system you may be eligible for discounts on your homeowners insurance premiums. Insurance companies know that homeless with security systems are far less likely to be burglarized. This means that the insurance providers are less likely to have to pay out claims for damage caused by a burglar or for missing personal property.

2. Quit smoking:

Believe it or not, non-smokers can actually pay less for their homeowners insurance than smokers do. The reason for this is because a large percentage of house fires are caused by cigarettes. If you reduce the risk of your home being destroyed or damaged in a fire the insurance company has less risk of paying out claims and the savings are passed on to their customers.

3. Raise your deductible to lower your premiums:

The deductible is the amount that you are required to pay out of pocket before the insurance provider will pay out for a claim. If you were to raise your deductible from $500 to $1500 you could save hundreds of dollars in premium payments. Raising your deductible would make filing a claim for small damages like fixing a backyard fence that blew down in a heavy wind out of the question. But Keep in mind that making small claims with your insurance company would raise your premiums so it’s probably not a good idea anyway. Your home would still be fully covered should you sustain more substantial damages and you will certainly save a lot of money in the long run.

4. Bundle coverages to get discounts:

If you carry more than one type of insurance with the same company you may be eligible for discounts on those different coverages. For example if you carry homeowners insurance, auto insurance, and life insurance all with the same company you may be eligible for discounts on each of those.

5. Don’t over insure:

A mistake that a lot of homeowners make is thinking that if they paid $300,000 for their house they need to carry $300,000 worth of homeowners insurance. The fact of the matter is that a large portion of the cost of a home is the land that it sits on. If your home were completely destroyed you would not need to replace the land you would need to replace the structure and any personal property that was lost. Figure out how much it would cost to rebuild your house and replace your personal property and that is how much insurance coverage you should have.

6. Comparison shopping:

There are a lot of insurance companies providing homeowners coverage these days. With competition among insurance providers comes an opportunity for customers to save money. Whether you’re currently shopping for homeowners insurance or you’ve been with the same provider for years, and few minutes spent online getting multiple homeowners insurance quotes could save you hundreds of dollars. Get a quote from a number of different companies and then choose the one that offers the most coverage at the best price.

Home insurance is available to those that own their house or flat. In general, home insurance covers the building that you live in, or part thereof, as well as your personal possessions, liability for damage done to people or their things inside of your home, and the costs incurred if you have to live somewhere other than your home for a time because it was destroyed.

Disasters not covered under home insurance include floods, earthquakes and personal neglect of the upkeep. You will need to buy separate insurance to protect your home in the case that either of the first two occurs (floods or earthquakes).

The first part of your cover has to do with the dwelling itself. When you buy a policy, you must consider from which disasters (fire, lightning, etc.) you want to be protected. If you would like to change the list, you will need to discuss this with your agent. And keep in mind that you need to buy enough insurance to be able to rebuild your home, if need be. Often, other detached structures (garage, for example) can be included in your policy, for a small percentage of the total cost.

Your personal possessions are also covered in a home insurance policy from the disasters listed in your paperwork. Usually, these items are covered for 50 to 70% of your total cover value. For example, if you have taken out ¤100,000 of insurance on your dwelling, you would have between ¤50,000 and ¤70,000 to cover your personal possessions. To find out how much your possessions are worth, it is a good idea to take an inventory now. Waiting until after the disaster will be much more difficult and stressful. To do this, search for a program or outline on the Internet, fill it out, make copies, and keep a few in different locations. Some policies include cover for your belongings wherever they may be in the world. Speak to your agent if you’re interested in making an inventory, and they’ll provide you with the tools you need.

Liability is cover for damage that you or your family members, including some pets, may do to another person or his/her belongings. Note that this is not true of your own family members or their belongings, however. This part of the policy tends to cover medical expenses, excluding you and your family, in addition to court fees and replacement costs. An example of when liability insurance would be if someone were to slip on ice in front of your home and break his or her leg. Your liability insurance will cover the hospital bills and the court costs (in the case that legal action is taken).

The last area of cover under home insurance is that dealing with expenses incurred while your home is being rebuilt after damage caused from an insured disaster. The expenses covered include hotel and restaurant bills for the time that you are forced to live somewhere other than your home. The amount of this cover is company and policy specific, but hovers near 20% of the insured value of your home. Again, if your home is insured for ¤100,000, your expenses up to ¤20,000 would be covered.

Here are some tips on getting the right home insurance for you:

Shop around before committing to a policy. Different insurance companies’ rates differ greatly. It’s important to shop around so you are sure you are getting the best deal.

Know what’s covered under your policy. Most insurers cover damages to your home caused by smoke, fire, or theft. However, flood, earthquake, and other types of disasters are not usually covered. Check with your insurer to know exactly what’s covered by your policy.

Be sure that you have got enough insurance. It’s a good idea to have enough insurance coverage to be able to rebuild your house from scratch if something were to happen. Often, people only have coverage to cover the current appraised value of their home.

Certain valuable items require their own policy. Things like diamonds and antiques require a separate policy in order to be covered. Check with your insurer to know their policy on such things.

Security systems may reduce your costs. Tell your insurance company if you’ve got alarms or security systems in your home. This may save you money on your premium.

A house is probably the biggest property investment that you can make with your money, and in the blink of an eye, all of it can be lost because of unforeseen disasters. Whether you have a one bedroom house or one that can fit fifty people – getting homeowners insurance is always important because it covers for any financial needs when your house is damaged.

A standard home insurance policy is bought in order to insure a house structure and the things that are inside. Your home insurance policy covers for any repair or rebuilding costs on your house structure if it is destroyed or damaged by disasters like hurricanes, lightning, hail, fire and any other type of disaster mentioned in your home insurance policy.

There are disaster exemptions, or disasters that are not included in your coverage. These damages are those caused by floods, earthquakes or regular wear and tear. To be covered by these types of damages, you must purchase separate policies.

The things inside your house such as your clothes, furniture and other equipment are covered if they are destroyed by the same disasters listed in your insurance policy. Extremely expensive items like silverware, china, jewelry, paintings and antique furniture are also covered in your home insurance policy, but only to some extent – which is why you must purchase an additional floater or rider in order for the items to be insured for the value its worth. Knowing how much your house and your items are worth should be one of the first things you should do to make sure that you are covered. Do an inventory of all of your items, and keep it updated from time to time. Your coverage also has your shrubs, plants and trees covered. Coverage for each of these items are usually worth only five percent of your total home insurance coverage.

While home insurance policy covers damage to your property, it also covers any liabilities or legal responsibilities incurred to you if ever someone or something is injured or damaged that you or any of your family members may cause to other people, including damage caused by your pets. You are covered by this policy anywhere in the world. If, for example you, your son or your dog accidentally damages your neighbor’s window, your coverage pays for it. However, if the incident were to happen the other way around, your home insurance does not pay for your window damage.

Your home insurance policy also has additional living expenses, which pay for your additional living expenses should you have to live away from your home for awhile if it has been damaged by a storm, fire or any other insured disaster. This type of policy covers rental payments or hotel bills and grocery or restaurant meals as part of your additional living expenses. This type of coverage differs from one home insurance provider to another.

It is advisable that you thoroughly read your policy in order to know what is covered, and what is not so you will be able to know if you need to buy special coverages or additional endorsements.

When shopping around for an insurance policy, it is important that you inquire and get quotes from different insurance providers. While you may find cheap policies, cheap ones do not necessarily mean the best offer, so a comparison of coverages is always a good idea.
